水空调制冷原理主要利用夏季利用低温井水，经管道卷进空调器内蒸发器中，同时空调器内的风机将室内热空气吸入蒸发器中，利用热力学原理，二者发生热量交换。低温井水经管道壁和翅片吸收热空气的热量，被吸去热量的热空气温度降低，并由风机吹入室内，吸热后的水温度升高，并经回水管道流回回流井。如此往返循环室内热空气，不断被水吸收而温度下降，从而实现水空调的制冷目的。
